These two communities sit side by side on the western edge of Union County, and they were planned to stay low-density. The result is larger homes on larger lots, a high share of them custom or semi-custom, and a painting job that has far more to do with trim, ceilings and access than with square feet of wall.

Exteriors on a large lot
Most houses here are brick or stone with painted trim, which means less siding to paint and more of the painted surface up high and fully exposed: dormers, fascia, soffits, columns, shutters and garage doors. Those are also the first places wood rot appears. We replace soft wood before priming and price it as its own line, so the number does not move once the ladders are up.

The kitchens in these houses were built with good boxes, so the honest answer is often a professional refinish with new tops, backsplash and hardware rather than a full replacement. Primary bathrooms are the reverse.
