Same climate, different state, different rules.
Fort Mill is twenty-odd miles from Monroe and shares its weather exactly. What it does not share is its paperwork: a job in York County answers to South Carolina licensing and a South Carolina permit office, which is the single practical difference between a job here and a job at home.
The Fort Mill problem: builder-grade paint
A very large share of Fort Mill's housing went up in the last twenty-five years, and the newer neighborhoods have something in common that nobody mentions at closing. The paint on your walls is almost certainly one thin coat of a flat contractor-grade product, in one shade through the whole house, over drywall that was primed to a builder's budget.
It photographs beautifully and it fails predictably: scuffs that will not wipe off, touch-ups that flash a different sheen, and a hallway that looks tired at year five. A proper two-coat repaint in a washable finish is not a luxury upgrade on those houses. It is the first time the walls have been painted properly.

The North Carolina license lookup will not tell you anything useful about work in Fort Mill, because the job is in South Carolina. Residential building work here is regulated by the South Carolina Department of Labor, Licensing and Regulation, whose Residential Builders Commission sets the licensing and bonding requirements and holds the register. Whoever you hire — us or anyone else — that is the register to look them up on.
Tega Cay and Indian Land
Tega Cay sits on its peninsula in Lake Wylie inside York County, so it shares Fort Mill's permit office. Indian Land does not: it is unincorporated Lancaster County, down the US-521 corridor, and anything needing a permit there goes to Lancaster County instead. It is a small difference that changes a lead time, which is why we ask for the address before we promise a start date.
The housing is the same story in all three. A great deal of it is recent, including the large active-adult neighborhoods off US-521, and recent houses want the same two things: a proper repaint over the builder's single coat, and a bathroom remodel that swaps the fiberglass unit for tile.

The other call we get from this side of the line is the standard new-build bathroom: a fiberglass tub-shower unit in an alcove, in a house otherwise finished to a decent standard. Converting one of those to a tiled walk-in is a rebuild, not a refit, and the drain position usually decides how straightforward it is.

Why does new-construction paint need redoing so soon?
Because a builder's paint package is priced to be adequate at handover, not to last a decade. It is usually a flat contractor-grade wall paint in one shade throughout, applied thin, over drywall that was not sealed the way a repaint would be. It looks fine on move-in day and it marks the first time somebody drags a sofa past it.
Do I need a different license for work in South Carolina?
The contractor does, not you. South Carolina licenses residential building work through the SC Department of Labor, Licensing and Regulation, not through the North Carolina board, and the two states set different dollar thresholds and different rules. If you are checking a contractor for a job in Fort Mill, check them at llr.sc.gov, not on the North Carolina register. We explain both in this guide.
Is the paint spec different in South Carolina?
No — Fort Mill and Monroe share a climate. Hot, humid summers, mildew pressure on shaded elevations and hard UV on the south and west faces. The spec that works in Union County is the spec that works in York County: a mildew-resistant satin acrylic outside, and a satin rather than a matte in any room that gets steam.
Can you paint while we are living in the house?
Yes, and in a new-build that is usually how it goes. Room by room, furniture moved and covered, and the room put back the same day. Ceilings and trim in a still-empty house are much quicker, so if you are painting before you move in, tell us — it changes the number.
Do you do more than painting over here?
Yes. Cabinet refinishing, tile, drywall, trim, decks and full kitchen and bathroom remodels, by the same crew. Fort Mill's newer houses generate a lot of the same two jobs: a proper repaint, and a builder-grade bathroom somebody wants turned into a walk-in shower.
How is the schedule different for a job across the state line?
Only in the permit office. York County and the Town of Fort Mill run their own, separate from Union County and Mecklenburg, so anything needing a permit gets a different lead time. We build that into the schedule you get with the written estimate.
